Here a few things you need to know before going shopping for a foreclosure:

The bank requires that the buyer submit a pre-qualification letter from their lender if financing the purchase or show proof of cash funds if paying cash. The bank will not even accept your offer without this. Your Realtor cannot turn in an offer without a pre-qualification letter or proof of funds.
- Banks will require a minimum escrow deposit.
- You're buying the home as is.
- Many banks will charge you a late fee of $100 a day if you do not close on time due to your fault.
- You will have to sign additional addendum's if the bank accepts your offer.
- There could be several offers the bank is looking at besides yours.
- Don't expect the bank to pay for any repairs or provide any money toward closing costs.
- Don't expect a good Realtor to show you foreclosures without financially being ready to make an offer.
